Andalucia is a luxury waterfront community located in Apollo Beach Florida just south of Tampa between Ruskin/Gulf City and Adams Ville on the Tampa bay waterfront shores. Head down Apollo Beach Boulevard from Highway 41 past the main downtown of Apollo Beach where shops and restaurants are around Island Walk and head out to a small peninsula that incorporates Beach Club Estates as well as the gated community of Andalucia. This private collection of about 220 homesites feature luxury waterfront properties, estates, and beautiful mansions. About 80% of the homesites are waterfront.

The average price per square foot is about $290. There are a few internal properties on small man-made lakes in the center of the peninsula that do not have access to the Gulf of Mexico.

Residents of Andalucia are required to pay monthly homeowner association fees of about $180 or $450-$1000 per quarter. These are primarily single-family homes in sizes from 2500 to over 6000 ft.², 3 to 6 bedrooms, and 2 to 6 bathrooms. Residents have a variety of amenities to enjoy such as tennis courts, relaxing swimming pool and the waterfront clubhouse.
There's additional parking at the clubhouse and tennis courts as well. Residents pay Association dues to cover replacement or repair within the homeowners association typically for roof replacement on common area buildings such as clubhouses and swimming pools, maintenance for spas, tennis courts, and playgrounds, replacing fencing and controlled areas, management, major landscaping projects, and gated entrance. Residents also have access to a small beach, however, it is primarily rocky with a seawall rather than a sandy beach. Homeowner association dues also cover 24-hour guard gated security, maintenance of the grounds, private road, recreational facilities, security, and trash. Residents have the use of a basketball court, boat slip, fence restrictions, marina options, additional fees, playground and swimming pool.

Andalucia is part of the Hillsborough County school district and residents with school-age children are assigned to the Apollo Beach elementary school, the Hillsborough school for grades prekindergarten through 12th, the Eisenhower middle school, and the Leonard high school. The Apollo Beach elementary school receives top ratings and reviews by parents and students alike.
"We moved house just to get in the zone for this school .... amazing place - the teachers so far all seem wonderful. Both the principal and vice-principal are extremely friendly and welcoming. The school is a nice size without about 500 children, compared to many other school in the county that have many more pupils. It is not the newest school in the area, but has all the facilities that you would require ... especially with such wonderful staff. The school works really hard to engage parents in fund raising ideas ... because the more funds raised, the more your child will benefit. There are extra curricular activities every single month including things like: skate night, silent auction, weekend carnival.
