Belleair Bluffs is a small community in Belleair Florida located on the mainland just north of the causeway to Belleair Shore and Belleair Beach. This small neighborhood stretches from W. Bay Dr. N. to Mehlenbacher Rd, from Clearwater Harbor to 20th St. NW. As small as it is, it is actually a city in Pinellas County and home to about 2200 residents. It's only .6 mi.² and has been its own little town since 1963. That's when a New England-style town meeting was held on the western shore of Pinellas County and in spite of objections, the town Council approved the purchase of a building at 115 Florence Dr. to be used as a town hall. And since then, other small landmarks were created such as a volunteer fire department with just 13 volunteers. Since then, the area is built out of about 2200 residents made up of 200 businesses both commercial and professional as well as 540 single-family homes, 320 apartments, and 650 condominium units.

Belleair Bluffs has been rated as one of the top 50 best places to retire in America. Considered a suburb of St. Petersburg, Belleair Bluffs offers excellent housing, great public schools, low crime, nightlife, and diversity. 69% of residents own their own homes and with the median home value of just $225,000, it's a fairly affordable place to call home, however, there are million-dollar estates and mansions along the bluffs.

Residents with school-age children are part of the Pinellas County school district and are served by the Mildred Helms elementary school, the Largo middle school, and the Largo high school. Other schools that can serve students in Belleair Bluffs include the Tarpon Springs Fundamental elementary school, the Plato Academy, the St. Petersburg Collegiate high school, and the Curtis Fundamental elementary school.

There are lots of things to do and see in Belleair Bluffs but because it is so small, you're no more than a couple of minutes to other surrounding communities like Belleair Shore, Belleair Beach, and the city of Belleair. Clearwater and Clearwater Beach are also close by so you have a plethora of options for shopping, dining, and entertainment.
Right in town is a Panera bread, Cody's Original Roadhouse, E&E Stakeout, and Chez Colette's French Bistro. In the center of town along Indian Rocks Road, you'll find a market store, several banks, a Walgreens, and a Publix supermarket. The Belleair Causeway boat ramp and Dog Beach are located at the entrance to the causeway across Belleair Bridge and of course, the beach is no more than five minutes away. There's a small section along Bluffs View Drive that features million-dollar homes and the Harbor Club Condominium. The homes all feature a large dock and boathouse with direct Clearwater Bay access.
Homes for Sale in Belleair Bluffs
Property taxes are about the same in Belleair Bluffs as they are in surrounding communities. There are no homeowners association dues with just about every home or property in Belleair Bluffs except for those in condominiums. Condo association dues can range anywhere from $200 a month to $1000 a month based on the condition of the complex and the level of amenities. The Harbor Club is one of the largest condominium complexes located right at the entrance to the causeway. These condominiums start at about $195,000 and were built in 1973. Association dues are approximately $350 per month. There are a total of three buildings located in this complex with several heights, sizes, and price ranges. All other waterfront properties are single-family homes and estates. Properties set away from the beach are typically priced from $250,000-$600,000.
