While new construction building has generally been declining in the past couple of years, that does not mean that the homebuyers are going to get a lower price benefit. The cost of building material is always increasing.

Sure, the builders are jumping through hoops to make costs more manageable to the home buyer, but does that really mean that they have lowered their prices for the buyer? Of course not, because they can’t. They have however lowered the size of homes being built.

In the past several years the average size of a new construction single family home has decreased by 10% nationally to 2,420 square feet, while smaller homes with less space have increased 9.5%. 

With smaller floor plans, builders make small spaces more efficient and remove rooms like dining areas, bathtubs and separate living areas. They are also shrinking secondary bedrooms and lofts.(Source: Wall Street Journal 8/23)

By reducing the size, they also reduce the cost of construction so the builders still maintain their profit margin.  They are also putting on the “golden handcuffs” on new construction buyers  by tying any

“perks" they offer to the buyer using their in-house services, that the builder owns. For instance, buyers must use their lender, their title company, and maybe even their insurance etc. in order to get the discounts offered.

Is that really a cost saving benefit to the new construction buyer?  It is always a benefit to the builder and occasionally also to the home buyers. Let your buyer's agent be your guide on what you might save or not save money on.

PROS:  Buying new construction means that you are buying the latest and greatest in building codes and technology.  No worrying about anything being outdated or falling apart. 

No immediate expenses after closing.  Insurance companies love to insure new construction!

CONS: New construction lots will be smaller, with more of a cookie-cutter community with little to no mature landscape. The homes will have a small choice of elevations with not much variety except for colors. 

New construction homes will not have the unique character found in older homes, as usually the home features are pre-planned.
